I'm a California real estate broker and the founder of Hayden & Bach (my legal name is Joseph L. Goodman). I grew up in the San Fernando Valley and ran my own piano store in LA before real estate. Today I work every deal with Slava Ploshkin, from Long Beach to the Valley.
Homes for sale in Long Beach are asking a median of $860K right now, with 860 on the market (live from the MLS on Explore). Your house is its own case. I look at the closest recent sales, the homes a buyer could pick instead of yours and the condition of the house. Type your address on the Seller page and I'll send you a range with my reasons.
The homes for sale in Long Beach today have been listed for a median of 56 days. A house that's priced right and shows well usually goes faster than the typical one. Once you accept an offer, escrow takes about 30 days.
The commission is negotiable, and we agree on it in writing before we list. On top of that come escrow and title fees and the county transfer tax, and cities like Los Angeles add their own transfer tax, with a higher one on expensive homes. Before you list, I'll give you a net sheet with what you'd actually walk away with.

Hayden & Bach is the brokerage I founded, and Slava is licensed with it. The Slava House is Slava's brand and the home of Explore, the live MLS search we both use, and his neighborhood guides. You can reach both of us from either site.
It depends on whether you need the money from this sale for the next down payment. If you do, we can sell first with a rent-back, or make your purchase contingent on the sale. If you don't, buying first is simpler. We'll go through your numbers before you decide.
